  • Determining how much home you can afford is a vital step. While you can use use affordability calculators to provide an estimate by evaluating factors such as income, debts, and down payment, the best person to talk to is a trusted local mortgage broker or lender. We have many that we work with and are happy to make a solid introduction.

  • Understanding the current market dynamics—whether it's a seller's or buyer's market—is essential. In Colorado, low housing inventory has led to a competitive seller's market, with property values appreciating over the past five years. Knowing this key piece of information can influence your home buying strategy.

  • This may sound crazy, but the pay structures of agents can vary wildly.  More often than not, agents are working on commission, and it's typically around 2.8% of the home's purchase price. This fee can be paid by the seller, or the buyer, and is negotiated as part of your offer in the Colorado Contract to Buy and Sell. Direct costs for agent representation can vary and we like to base it upon our value of offering our years of experience, merit, and level of service. 

  • The timeline for finding a home can take weeks to years, depending on your goals and timeline. Closing on a home varies but generally spans 30-45 days after you successfully negotiate an offer and go under contract. This period encompasses stages such as mortgage approvals, home inspections, appraisals, and title reviews. Each phase's duration can differ based on individual circumstances and negotiations with the seller.

  • How do negotiations with Sellers work? How do I make an offer? How do we determine the price that we are offering the seller? The home-buying process involves several steps: obtaining mortgage approval, searching for suitable properties, making an offer, conducting inspections, receiving appraisals, reviewing title conditions, and finalizing the purchase. Negotiations with sellers typically revolve around the offer price, contingencies, and closing timelines. Crafting a competitive offer requires analyzing comparable sales in the area and considering the property's condition. Collaborating with your real estate agent is crucial in determining a fair and strategic offer price and desired or required due diligence on the home. 

  • Selling a home and buying a new one is a strategic dance based on goals and timing. If you're considering selling your current house before purchasing a new one, it's important to plan carefully to ensure a seamless transition. Having a solid plan in place, and a back up plan just in case, is extremely important. Strategies such as negotiating a rent-back agreement, obtaining a bridge loan, aligning closing dates, or securing temporary housing can help bridge the gap between selling and buying, minimizing potential disruptions.
